WHAT IS AN UNSAFE INVESTMENT
WORTH?
These defects are expensive if discovered
late. If discovered on time, the liability can be dealt with in the building
contract where it belongs, or when you are looking at a building before
you buy or rent it.
A developer or landlord will lose rent, or
possibly a letting, if a fire leads to extensive damage. The management
effort involved is not usually covered-by insurance even if the loss of
rent is.
Building defects can also cause injury or
death and lead to investigations under health and safety legislation,
which can look at the roles of clients and their agents as well as designers
and contractors.

- Competitive tendering causes contractors
to win work at cost or below.
- Cost pressure can result in reduction
in supervision.
- Specialist sub-contractors are using
temporary often-inexperienced labour to cut costs.
- Specialist sub-contractors without specialist
knowledge.
- Pressure on Consultants fees keeps their
inspections well below historic levels.
- Experienced construction lawyers advise
against increasing inspection as this can confuse responsibility.
- Traditional inspection covers traditional
forms of construction.
- Modern dry casing construction is not
apparent from the completed work.
- Traditional inspection is destructive
to finished work.
- Specialist dry casing inspection can
almost be carried out with little or no damage even after decoration.
The main and specialist sub-contractors
are responsible for achieving the quality specified by your design team
all construction work needs to be audited to see that this happens.
This experience is also available for surveys,
detailed or continuous inspections, instructed supervision in case of
contractors failure to perform, and remedial work. Audit today should
include periodic external audit by an experienced and competent independent
party.
